I found a motivated seller. I'm going to look at his property today and I think there's a very high likely hood he's going to want to sell.

He told me the home has an 50k lien from a business deal gone wrong, in which he used his home as collateral. The home is worth about 300k.

Here's my question. Knowing the lien is in place, should I go ahead and get him under contract. Or should I wait and try and figure out the lien situation first?

Should negotiating be left up to the seller, or would I potentially negotiate on behalf of the seller by telling the lien holder that if the bank forecloses they get nothing, and offer say 5 gs?

Should I not put the house under contract before the liens are clear?

So I found a motivated seller who's going through a divorce.

The numbers are good, but there's a 25k lien on his home, since he used his home as a collateral for a business venture gone wrong.

Numbers: ARV: 370.

I offered $228,321.

Should I get the home under contract, how do I work around the leins?

Any tips would be appreciated of how you've handled this in the past.

Hi,

I'm compiling a list of eviction notices to target owners.

There is no real good way of doing this in my area, besides looking up the cases 1 by 1.

Here's my question: Many of the results I get list the plaintiff/evictor as a Trust, or a property management company. (And not the name of an individual)

Say I'm a home owner, and I have a property management group managing my rental property, and an eviction needs to be run. Would the plaintiff need to be the owners name in the Court docs, or would it be listed under the property management group?

How often do I need to pull an absentee owners list?

My Realtor said the list should only be pulled about twice per year.

Seems to me like the list would remain over all the same from month to month.

Does 2 per year sound about right?

I'm a new wholesaler about to embark on my new direct mail campaign.

I have two options.

1. Go through a company like postcardmania. Which is will provide a nice postcard quality to sellers. It would be color on one side (MORE EXPENSIVE)

2. Go a cheaper route, and get postcards from Office Depot.

(Much cheaper, and less quality. It's Black and White only)

The cheaper route would allow me to afford a lot more postcards for mailing.

Here my question:

Is quantity more important then quality?

Does the over all quality of a postcard make a huge difference when marketing to motivated sellers?

Hi All,

First off, thank you for all your help. I'm a new wholesaler. I'm on the verge of starting a major Direct Mail Post card Campaign.

Here are the groups I'm targeting:

- NOD

- Absentee owners

- Withdrawn listings

- Expired Listing

- Probates

Are there any other groups I should include?

The lists come with properties in the following statuses:

Cancelled

Sold

Expired

Withdrawn

Active

Pending

Contingent

I remove the sold, pending, and contingents, from the lists, and mail to the rest.

Would you say that's an optimum filter for targeting motivated owners?

Hello,

I'm going to start a mailer campaign. I'm a wholesaler. I'm going to target people in foreclosure. Here's my question. Obviously, I'll need leads/addresses ect. Has anyone used a software like Realquest? Is it worth the money for generating addresses?
