Direct Mailer List Question

Hi All,

First off, thank you for all your help. I'm a new wholesaler. I'm on the verge of starting a major Direct Mail Post card Campaign.

Here are the groups I'm targeting:

- NOD

- Absentee owners

- Withdrawn listings

- Expired Listing

- Probates

Are there any other groups I should include?

The lists come with properties in the following statuses:

Cancelled

Sold

Expired

Withdrawn

Active

Pending

Contingent

I remove the sold, pending, and contingents, from the lists, and mail to the rest.

Would you say that's an optimum filter for targeting motivated owners?

I would agree with @Edward Burns about those may not be the best source of leads, except Probate. Probate leads are very good and they are much cheaper to send to, but it takes a lot of work to get them, and that's why no one is really going after them. I like to stay away from the MLS as the majority of those sellers aren't really that motivated. Heck even the NOD sometimes want way more than their house is worth and they have the equity. The lists I go after are; Tax Delinquent, High Equity owner occupied/absentee, Probate, and sometimes code violations if the city or county is willing to give them up. From what I found here in the Reno, NV area, this may not work in your area, that tax delinquent are the most motivated to sell. Especially when they are 2 years behind in taxes and the county is about to seize the property.
