LIENS ON A HOME QUESTION!

So I found a motivated seller who's going through a divorce.

The numbers are good, but there's a 25k lien on his home, since he used his home as a collateral for a business venture gone wrong.

Numbers: ARV: 370.

I offered $228,321.

Should I get the home under contract, how do I work around the leins?

Any tips would be appreciated of how you've handled this in the past.
