@Steven Smith I live in Bay Area as well and I don’t invest in CA because of no cash flow. This doesn’t seem like a good deal as investors in Bay Area mostly make money from appreciation and I don’t see this property getting appreciation in near future. People are already dropping 10% off of list price in most of the Bay Area and I think the market here has already reached the peak. If you plan to keep it for at least 10 years, you may see some appreciation.

@Adrian Smude I do give small gifts to my tenants who have been paying on time and taking care of the properties. Everyone is different. I own multiple businesses and I also give gifts to my IT clients on Christmas.

@Steve K. Not yet. This was the first year where I completed it fully. Need to plan it for next year. First year I had to cut everything in half with banded pull-ups.

@Bryan Clement Physical fitness is the key to success. For past 3-4 years, I set a goal for myself every year and work towards achieving the goal. It started with being able to do 5 pull-ups a in a row to finishing Memorial Day Murph workout (100 pulls ups, 200 push ups and 300 squats with 1 mile run before and after). My goal this year was first half-marathon which I finished in March. When I wake up, going to the gym is the only thing on my mind
@Ashish Acharya yes but then the LLC needs to register as a foreign entity in the state where the property is located.

You must create the LLC in MA even if you were located somewhere else. Seems you are also in MA so there is no way around this to save money.

Where would the property be located? LLC needs to be in the same state where your property is located. Wyoming or Nevada LLC gives you anonymity but it would be used to hold your LLC which holds the underlying property.

Don't make this complicated on a SFR or your first or second investment property.
