I would suggest that anyone looking to invest  in Detroit make a trip out to see the city for themselves. There is no one size fits all strategy for Detroit or any other market.

There are areas prime for redelopment but that depends on your pricepoint.

 If you have the option to buy a $1,000 pair of shoes or house.  Please buy the shoes. At least you can take them back if you change your mind.

Welcome to BP. Yes Grand Rapids is a hot area at the moment but your never to late to get started. You have to find a niche that fits your style of investing and jump all in.

@Bob Baldwin What people are failing to see here and other places is socialism. You are right it's not about race it's about economics. A free lunch creates  a society where people will keep electing politicians that will continue to provide there means of existence. I had a vision where people are lined getting free government services( phone, healthcare, bridge card, unemployment, water, etc). An Ant, a Bee and a Squirrel walks by and is offered a pamphlet. In unison they all say "No Thank You".

@Alvin Grier What areas are you focusing on in Metro Detroit? I have seen vehicles wrapped in graphics with "we buy houses". Check local ordinances  and find the areas that allow  bandit signs and create a referral program.

Yes people are buying everyday here and people are avoiding Detroit as well. It depends on your tolerance. There are some good neighborhoods for rentals.

 There's also areas in the metro area that are attractive for investors right outside Detroit.

You may want to try Hazel Park. The areas that borders Ferndale.
