@Hurricane Hamilton On properties that are that low in price it would be best to negotiate a per property transaction.I know those areas very well and it depends on the actual street and block that your on in some neighborhoods. I think you need to move your pricepoint higher and choose better properties in areas that don't require alot of rehabbing.

Hey @Matt Burr If you are thinking about heading east to the Detroit area just remember that you have the inner city and the surrounding suburbs. They are some great cash flowing areas right outside of the city. There are also some good single family homes in the city as well yoiu just have to know the market to determine the right areas to invest . Send me a PM and I'll put together a list of options.
