I think that he should have disclosed all of this before even showing the property. A true novice lays all on the line and again I feel their Word is their Worth.

Its your first time so take a moment, pick up the phone and reach out to other agents that work with investors and meet with them face to face..... in the meantime like everyone else says consider getting your own lisc. Then this wont be a problem at all.

Each agent/Broker is different.

Hmmmm...... you would be surprised, that some do not consider sex offender as reasoning to withdraw an offer, besides.... try looking at each neighbors background through public records. On the flip side folks always move. There are crazies EVERYWHERE!

I found some info but still wanting to know how long the courts hold unpaid rents?......
83.232?Rent paid into registry of court.—
(1)?In an action by the landlord which includes a claim for possession of real property, the tenant shall pay into the court registry the amount alleged in the complaint as unpaid, or if such amount is contested, such amount as is determined by the court, and any rent accruing during the pendency of the action, when due, unless the tenant has interposed the defense of payment or satisfaction of the rent in the amount the complaint alleges as unpaid. Unless the tenant disputes the amount of accrued rent, the tenant must pay the amount alleged in the complaint into the court registry on or before the date on which his or her answer to the claim for possession is due. If the tenant contests the amount of accrued rent, the tenant must pay the amount determined by the court into the court registry on the day that the court makes its determination. The court may, however, extend these time periods to allow for later payment, upon good cause shown. Even though the defense of payment or satisfaction has been asserted, the court, in its discretion, may order the tenant to pay into the court registry the rent that accrues during the pendency of the action, the time of accrual being as set forth in the lease. If the landlord is in actual danger of loss of the premises or other hardship resulting from the loss of rental income from the premises, the landlord may apply to the court for disbursement of all or part of the funds so held in the court registry.

Landlord in Fort Lauderdale, tenant did not pay. Started eviction process, attorneys drafted an agreement for tenant to sign to pay lump sum due, court fees, agree to 6 month probation - stating if tenant is late one time they waive their rights to an eviction. Tenant has proceeded to sign and moved forward with paying all funds. How long does courts hold monies due to landlord? Im usinig a property management company. Tenant just started renting in earlier part of year and defaulted after 1 month.

It's risky I cannot see where you live but in Maryland DLLR and the attorney General are waiting with folded hands. Counseling services cannot collect before performing. Also, why would they pay when they can get it done for free through a HUD certified counseling agency or even NACA. Don't get me wrong I see people she dollars everyday. But here it's an absolute no no on upfront fees.

I'm assuming they did not use a financing contingency. How quick can you get a new purchaser? And at a 5k increase? If so and you believe they are messing around then it looks like you have a nice pocket. Since I am so nice I would extend but let them know that the emd is forfeited either way. They knew on Monday they weren't going to make settlement thus week. The buyer may need another l.o.

I am biased on both ends. when you have over a million folks calling you everyday saying they cannot pay, yet what you may have done to get them in a home may have been a little sketchy from the beginning it takes time to get organized. Don't get me wrong I have had some of the worse short sales, and modifications that only make sense to fall apart. I swear many of these people get paid to take coffee breaks until i worked directly with and underwriter,but show me a lender that has mod and refi every homeowner under distress. Exactly you can't they all have their problems and this may be true that they did give everyone the run around and take tarp funds but things have gotten a little better. For half the loans they have they are probably servicing and not the holder/investor. We could complain all day about what the the lender isn't doing and who took what and Obama made a program....... Look at history, politics nothing has changed except today you got upset. Try volunteering with a counseling agency that is compassionate about keeping clients in their homes. You won't like any Of the lenders. they all make you want to cuss. Lawd forbid they are located overseas. I say persistence to the very end with all of them I have seen some miracles. Seriously. You don't like BAC and I don't like Wells Fargo, Indy Mac. Ocwen, HFC, HSBC, I could go on and on and on.

I think mid browns to light is better gives room open airy look. For my home I have a soft red tone Asian cherry love it but not durable for children or high heel shoes. Tons of dents.
