You would be surprised. That if you live in s small area and market yourself and "the one" that can help people with their properties Spartanburg will be wrapped around your finger.

I would still be cautious, be sure to do a title search. Assuming the deceased was older you would be surprised what they have signed not knowing or understanding.

Im not sure about your state laws but I thought it was common for them to pass over a warranty Deed. Never the less..... protect your tail and get that title insurance. I have had a run in before not with VA with actual clients and they did not disclose second so thank God for Title Insurance. Im just saying.....

Trying to show a property that is occupied in may area sometimes is not as appealing. Vacant is key- they have to size up rooms, not the persons belongings.

And depending on the circumstances- in your case they were leaving on a happy note- lets consider someone who isnt paying and wont leave.

I agree with J Scott and Bill Gulley and probably everyone else. Your agent has a code of ethic they are to adhere to. So hopefully you didnt select one with lose lips (Lol). But you tell your agent if they want to burn gas in showing house above what you are willing to pay thats on them, but let them know you will not consider homes over XX amount of dollars. I think it saves everybody gas, and time. As far as the seller and offers being presented, I suggest submitting a prequel pretty close to what you are offering.
