I second the referrals made by Paul Thompson for Andrew and Stacy. Andrew can close in land trust but Stacy will not...

We have used Guy Maris as well but had problems there. I would say proceed with caution if you use him. Our sellers were not happy with his service.

I am not sure I understand what advice your seeking. If you have friends who have done flips and are willing to oversee the property, they will have a team and can help you determine repairs. If wholesaling is what your looking to do, you don't have to know repair cost. The rehabbers will do their own repair estimates and let you know if the house is priced well.

I buy rehabs in that area and have wholesaled there as well. You should have no problem executing either exit strategy. It's just a matter of deciding which is right for you. If you do decide to wholesale, pm me. I am looking for more rehab projects.

@Karla N. An alternative to explore is to entice the tenant to leave. Offer them say... $600 as an example... to move out. Make the stipulation that the property must be clean and everything must be in working condition. Give them a timeframe and meet them at the house on that day. Flush every toilet, turn on every light, faucet, appliance, etc. if it's all in order, then they give you the keys and you give them cash to go away. Immeditely change all deadbolts to new locks and you have regained control of your property. It seems like your rewarding them for bad behavior but a lot of people will take the offer and it saves a lot of headache.

@Reg H. Create the LLC and get your deal. It's an online process and the cost is minimal. Also, the LLC can offer protection for you in the long run. Don't lose your deal because of someone else's negativity. In the end the RE agent will get paid, you will get your deal, and someone will be blessed with a beautifullly rehabbed home.

I have double closed in AR before the law was passed this Spring. Now, we use transactional funding. That is not and has never been illegal. Just build the cost into your deal.

Similar house just closed this week for over $340K, all cash!! Property had multiple offers!!

House needs updating including new electrical panel boxes, aesthetics, water heater, and garage door motor. Located in a nice area. Contract is in escrow with WLT. Must have appointment to view.

I was going to suggest the same thing @Sarah Hansen did. You can always call a realtor once you have a good idea of a specific property and have them confirm the comps for you. 

Since you are new, I would suggest researching two or three neighborhoods your interested in and learn what they sell for per square foot. Then research a few more. That way your not trying to learn a whole city at once. :)

You will need a title company that closes with Chicago title underwriters to get it done in AR and most of us use forms that are copyrighted from the person whose course we took so they cannot be shared. Check out Larry Harbolt for the forms. He is the least expensive and will give you more information than most of the others.
