Same for AR. Lots of inexpensive real estate. Are you interested in Central or NW?

 I think it depends upon how long your mom will be able to live independently. If she will be healthy for the foreseeabile future, and you can make the house livable without causing a financial situation for your family, make the house liveable and give her a good place to stay. But I would not worry about updating the house to resale standards unless it's a safety concern. Especially if you don't think it will be a profitable endeavor.  

While it will may not bring a retail price due to its condition, you can always wholesale the property when your mom moves out and allow the purchasing investor to take care of the updating. Or owner finance it so that you are receiving cash from it but are not burdened by capital gains taxes. It really depends upon what you need from the property.

We definitely have a buyer's market here in central Arkansas. You can get a 3/2  from a wholesaler in a decent area for $35k or less; but I agree with @Robert Leonard. If you use part of your $20k as a DP and save the remaining for repairs and reserves, you will probably get the most for your money vs putting it all in a SFR.

Hi David, 

Being new, we ran into this same issue. We ended up googling "contracts" then took what we found to a local attorney to review and make adjustments. Our contracts are now Arkansas compliant and specific to our company's operations. It was inexpensive and the contracts are easy enough to read that our sellers have had no problems understanding the language and what what they are signing.

Hi BP Community! 

We opened our real estate investing business in Arkansas last July. We have been learning our market and the business for the last few months and are anticipating our first two closings this week... and four by the end of the month! 

Our interest in joining the BP group is two fold: We are seeking people to network with and learn from, and we are seeking buyers for our contracts/ properties in Arkansas.

Is there anyone in the group you would recommend I connect with based on these goals? Or can I in someway be of assistance to you now that you know a little about me?
