Alexia Mizell I always recommend to talk to a HML first and see what terms and qualifications they ask for. I work for a HML and I always get an idea of what the client is looking for and what type of properties they are looking to invest in before I ask them to put in an app. Once you have gotten approved, the loan process is faster and you can get your money quicker.

Have you looked into hard money/creative financing? I work for a hard money lender in Austin and we lend up to 70% LTV and 95% LTC. PM me and I can run the numbers to see if it's profitable to go with hard money.
