@Chris White I'm sorry to hear that. I always make sure to run an ROI analysis to ensure that after fees (listing, realtor, etc) that the property is still profitable before moving forward. The next property you look at send me over the numbers and I can run them for you to see if it's a good deal or not.

I currently work for a local Hard Money Lender and I now have the ability to be out on the field more often to search for fix and flip/wholesale deals.

I understand we are all busy and do not have the time to find those great hidden deals; THAT'S WHAT I AM HERE FOR.

@Maryann L. Do you happen to have a sample of that contract? I would love to look over it and make the right changes to ensure that I get paid in a timely manner as well.

@Ryan Walker It seems that a cash out on the property that you own free and clear would be the best way to go. This allows you the cash flow that you want so you are able to go about more projects along side this one.
