If theres even a possibility that a bad deal could have a significant negative effect on your family's situation then you have to pass on the deal. I don't need to know anything more than that. I only invest money that I can afford to lose and i sleep better because of it.

Greenville is pretty tough but theres alot of good things going on to the north and east of that area and its starting to slowly bleed into Greenville. Ive been active in Bergen-Laffayette which is slightly more stable than Greenville but i think Greenville is going to pop in a few years. Im from Brooklyn and i remember when i used to be scared to drive through parts of Bed-Stuy and Brownsville at night, the same neighborhoods which are now home to multi million dollar townhouses. I missed that opportunity but im not gonna let another one slip away.

Yeah im in north Newark too. I feel like the returns are better than other areas because of the amount of headaches you have to put up with as far as crime and things like that. In fact i think you can do even better in the south and west wards but thats too many headaches even for me.

Stick to the better sections like Ironbound and Forest Hill in Newark. You dont need the headaches that come with the rest of town. The problem is multi families are a bit scarcer in that part of town. If your a little more adventurous try the north ward north of Bloomfield Ave. Its not terrible over there.

Yeah you have to watch those maps. Greenville is tempting because the whole of JC is starting to get a good reputation but that neighborhood just isnt there yet.

My proudest moment so far has nothing to do with the amount of money i made on a deal. I renovated a property on a pretty tough block in Newark for a tidy little profit. We sold it to a nice couple, immigrants from Nigeria, and sometimes, while driving to other properties, I would pass by that house. One time i saw the lady who bought it outside on a summer day playing with her kids on the porch. They were all happy and smiling and even made some additional exterior improvements to the property. Knowing that I helped that family achieve their dream of owning their own house gave me an enormous sense of pride. Not only that but by taking out the only boarded up house on the block i made the entire block, and by extension, the neighborhood, a safer and better place to live. Don't get me wrong though. Im in business to make money and support my family. But how many people can say their work directly benefits families and the communities they live in? Not many. Im truly blessed.
