Go check out the local REIs they are crawling with wholesalers. Some are good and some are bad but it pays to cast a wide net and give your email address and number to all of them. JDL Ventures is the 800 pound gorilla in those areas you should contact them

Almost impossible to get good deals in the east ward these days. North is tough but still possible thats where i own most my stuff. Theres still some crime there but its not nearly as violent as the west and south wards so youll find tenants looking for a quiet and affordable place to live with their families

A lot of sellers are just testing the market and are throwing out a price at which they would sell at but not at a price where it would usually trade at under usual market conditions. The best sellers to deal with are those that have to sell, like a bank or some other distressed situation.

I think your contractor needs to give you a list of what he needs and then you can shop for them. Thats at the very least. In fact ive never heard of this arrangement usually the contractor includes everything in the price with a budget for things like tiles and flooring that i can choose from. Its going to be very hard figuring out your all in expenses before you start a project unless the contractor can give you a firm price with materials included. I might be looking for another contractor if i was you.

@shira rubin i do a lot of investing in Jersey City. Not a fan of buying condos though. HOAs have a lot of tricky rules when it comes to renting out units and if your vacant the property is just losing money. Thats why i like 2+ family houses. If you have one vacant unit or non paying tenant at least the property can still carry itself. You can PM me im always happy to talk shop.

The Heights are great but its nearly impossible to find a good deal that makes sense to an investor. Id look elsewhere to invest.

I buy all over Newark, JC, Orange, and the areas you are referring to. I dont think its wise to buy and hope for gentrification. The deal has to make sense TODAY and if prices rise because the area gets better then thats just gravy.
