It depends on what you plan on offering on the website as to which I would recommend however for a basic website I will recommend godaddy with website tonight.

My aunt rented a house (3/2 w/ converted garage )in 1984, she moved out and my uncle moved in in 1990 and then my other aunt moved in in 1993. This house has been rented to a member of my family in it paying $450 rent for the past 28 years. My aunt who has lived there for for the past almost 20 years refuses to purchase the house because she does not want the responsibility of having to do the lawn and repairs.

The original landlord has passed away and not she pays rent to the son is does exactly as his dad did. Make my aunt an offer to buy the house every couple months at a very low price since she has paid the house off already.

Warzone is left to interpretation. The area I grew up in in Houston is considered a warzone to many who grew up in the suburbs. However I am in the process of purchasing 2 houses on my old street (my Dad still live there and bought the house in the 1960's).

The first I am buying for the back taxes plus 1k total a little less than $5k and the other $9500. The first one needs central ac installed and about another $3k in work and the other needs about 5k in work. The return is $850-$900 per month in rent.

Now, investing in less desirable areas is not for everyone and you have to consider your interpersonal skills. If you are the kind of person to enter an area with a chip on your shoulder and offend someone it is definitely not for you. But if you are open minded and treat people with respect despite their economic situation and where they live you may profit.

I believe the answer to this question is no. When a FHA loan is considered the credit of the non-borrowing spouse is pulled and their debt and income is also considered in making a decision. In situations where you qualify alone her debt will not hurt you.

Yet in the end considering that AZ is a community property state her open FHA loan would affect your being able to get one. Once the divorce is final you would definitely be able to. I would recommend checking with a loan officer to determine if you could get one with a legal separation.

Thanks to everyone for responding. It was plenty of drama on this show and it was clear some things were scripted. There are a few things that were not and truly showed the things that some would do to pad the numbers. Such as refusing to get permits to build decks, refusing to remediate mold the correct way and demanding your handyman to do it without making arrangement for protective gear.

The show is essentially entertainment. This one caught my attention since it was recorded in San Antonio, TX instead of Cali. and I tuned in with a contractor walking off the job.

I would pay the 31 because the house is going to be scooped soon at that price if it is truly half of value.

I would go talk to the parties living in the house to work with them to try to get into the house to look and if purchased leaving the house in good condition. i.e a couple hundred dollars
to leave peacefully or the ability to live in the house while you foreclose, first month rent at another location etc.

Charles thanks for the info. I now realize that I know several people who are cheating the state of Cali. The moved to TX after retirement and rented out their houses due to the market crash awaiting the recovery.

Its 2AM and I am up watching Flip this House on A&E and since I never watch the show I began to wonder. How many flippers watch the television shows for ideas.

Being that I am new to the industry I taken note of the following items.
1 always have a more one backup contractor.
2 never pay a contractor in advance. Only pay for supplies and then pay upon work completion to encourage completion of the project
3 having sewer smell during foundation repair often means broken sewer line and that increases repair cost substantially
4 Never give contractors the ok to sheet rock a building before inspecting it personally or having an independent party not associated with the contractor to evaluate.
5 Refinish the bathtub in a house if structurally sound in lue of replacing in lower tier houses
6 never allow contractors to leave any tools at the house

What do you think of these items? What additional cost saving measures do you use to make a house "ready"
