 Welcome to Dallas!  I'm not much of a cigar smoker but I can take one down in the name of real estate.  I've been curious about the business you're in, sounds interesting.

I also hear there are a bunch of people from my part of the world that live down under haha. (former Yugoslavia)

I think your bigger issue is the margins on something like that. I'm seeing a cost basis at ~$470k and an ARV at $499k doesn't leave you much margin on a refinance. Are you underestimating your ARV or potentially overpaying for it?

 I was going to say the same.  looks like a 94% acquisition.

I have noticed an uptick on my side of the business regarding the acquisition of land and building.

Its an experienced bunch that buy these but from the feed back that I'm getting, experienced flippers are finding some peace in building from the ground up.

 I don't ever see them.  I deal in distressed properties though.  Last one I sold was in commerce Texas lol.  Looks like to me they are building some nice duplexes around the bishop arts area.

Most of the multi family houses I see are in East and South Dallas areas.  I had a 4 plex near Fair park..... I heard that place has been up and coming for the last 50 years hahaha. Front row seats right there next to big Tex
