Jake a lot of good advice above. With rates where they are today if you are not going to house-hack there are other ways to place some money into real estate that are more indirect (i.e. fractional shares, REITs, etc.).

I recently stumbled across a pretty cool tool that does some sort of analysis on the zip code level for future migration trends, development, etc. etc. It is called aterio.io. Worth checking out as you are doing your research. 

From a small multi-family perspective we have been focused on university towns in the midwest and sunbelt.
