hey @christina plenty of great advice above. Another thing to consider is whether you plan to live in or simply invest remotely out of state. Very possible and easy to invest out of state nowadays, but sometimes it's nice investing in your own backyard. 

Incredible rent increase!

We have our eyes on the I-35 corridor between San Antonio and Houston. There is a lot of MF development going on there, transit improvements, and we believe that area between Austin and S.A. will really fill in over the next 10-15 years. 

Have you considered using that amount for a lower LTV small multi-family purchase?

Hey Katie, our team has been looking more into Little Rock and we had the same thoughts about the areas you identified above (don't know much about Conway though). Are you all thinking a small multi-family or SFR?
