There tends to be a relationship, especially in today's interest rate environment between cash flow & crime. Not in every instance but areas presenting existing cash flow opportunities may have higher crime rate statistics vs areas where cash flow is tough to come by and you are sitting baack for appreciation.

I'm generally bullish on Fort Worth, Keller/Roanoke area, Little Elm/Mckinney :) 

Hey Arpit, i'm honing in on "growing part of town" and that sounds good. I would say if those large scale townhouse/apt complexes are coming along with some mixed use development (i.e. stores & restaurants) that is a really good sign.

I'll be there!

We've been seeing similar trends with investors in Mexico wherein the Peso is very strong to the Dollar at the moment so people are selling assets in pesos and buying 'at a discount' in dollars.

This shouldn't really come into play but also be aware of unrelated persons maximums. i.e.) I believe Decatur maximum is 4, City of Atlanta is 6, etc. etc.
