The most important thing is to find a team with some good references first.  (shameless plug-)  My niche is overseas and out-of-state investors - and I take care to approach things from an 'educational' position, and we decide together if we are a good fit or not.  I can share some references if you're interested. 

I cover most of Florida - focusing on the specific areas that I identify as solid, safe, and surrounded by strong/diverse jobs sources.... Orlando, Tampa, Naples, S. Florida, etc.
