I am seeking GC's in GA, SC, and FL for a 50 small restaurant builds.  Jonathan, do you have restaurant experience?  Thanks

I am wondering if anybody has any concept of reasonable fees, and fee structure for representing a client who is building 50 small restaurants across South Carolina, Georgia, and Florida.  I would be the liaison between the principal and the GC's (principal is an equity group out of Europe).

I need help - Looking to raise $9.25M for a 90-suite Assisted Living Facility in the Denver MSA

Total Stabilized Revenue: $4,174,236

Stabilized NOI: $1,420,609

Sponsor is a seasoned in the ALF industry and is seeking highest LTV on acquisition cost for a term of 1-2 years. Please see details below:

  • Sponsor is engaged in a 1031 exchange and is under contract to purchase a 90-suite extended stay in Colorado.
  • The deal must close by September 28, 2018 for the 1031 deadline.
  • The property is currently under contract at $8.5M, however we are asking for $9.25M
  • Sponsor is putting $2M of their own cash into the project.
  • Total project cost of $11.25M
  • The sponsor has owned a 70 unit memory care unit, which they have since sold.
  • The sponsor will be utilizing a professional management company to run the property.
  • The sponsor has engaged a building code consultant who has told us there are no major code issues and provided a written summary.
  • The sponsor is in the process of hiring an architect to prepare preliminary drawings for construction estimates from contractors.
  • An Assisted Living Market Analysis firm has been hired and we should receive their report in the next week or so.

    Thanks Jeff! I'm going to email details to you today.

    Rent rolls, expenses, etc - we will have to add any margins we choose to withhold for repairs/vacancy, and I have a great manager for these units that handles covers all of Florida for my California investors.

    The rental area is strong, in the last few years, the UCF medical school, Nemours Children's Hospital, and VA hospital have been built nearby in what we have called "Medical City" here, between the airport and the attractions area.

    They are owned by the same owner.

    We are definitely "up and coming" here in Florida - I cover most of Florida, and we can focus on markets that are seeing an upswing in growth and jobs sources, while multifam construction is stagnant... I focus on out of state investors.  I just did a deal where we did a 1031 on an owner's 4plex in San Jose, and they bought a 12 unit in Orlando.... there are great markets in Metro Tampa, Metro Orlando, West Palm Beach, and the Sarasota area.
