My broker would not take it kindly if she thought I was going to go out on my own in two years so I'm not sure opening a PM business under her would be an option. Sounds like maybe I need to just asses the value of this PM business to me now and make the decision on if it's worth possibly moving brokerages to establish that sooner then later. I appreciate the advise guys, thanks!!

Hey guys! I have been an agent for two years and would like to start doing property managment. My question is if I should wait till after 2 more years when I can get my brokers license and go out on my own or start now and stay with my broker? I don't want to build up a book of business to have to leave it with my broker should I decide to go on my own one day. It's my understanding that everything I do as a sales agent technically belongs to my broker? My broker does bring me business however and I know as a newer agent that's valuable. I'm torn I guess in my next best steps. End of the month I will have closed around 30 transactions. I am in a rural area that's heavily saturated with brokerages but not property management companies. I see an opportunity there but just not sure on best way to capitalize. Appreciate any feedback! New to BP and really enjoying all the wisdom! :)

I am a real estate agent in Texas and my value for my clients is I'm young, hungry and tech savvy. Not only is an agent there to help you with the contract and negotiation aspects, but on the listing side they are your marketer. They need to be on Zillow/Trulia, realtor.com, Facebook, LinkedIn ect. They need to understand the demographic that will be purchasing the home you are selling (first time buyers, senior downgrade, etc...) and have a solid marketing plan for reaching those particular buyers. Read reviews on agents social sites. See how plugged in to the net they are as far as being registered on various sites. I think a young agent who has a number of transactions under their belt and a mentor would serve you best. They probably need the money, anything they don't know they will find out from their mentor who does and they will be creative and efficient with ideas!
