Property Managment Company as an Agent

Hey guys! I have been an agent for two years and would like to start doing property managment. My question is if I should wait till after 2 more years when I can get my brokers license and go out on my own or start now and stay with my broker? I don't want to build up a book of business to have to leave it with my broker should I decide to go on my own one day. It's my understanding that everything I do as a sales agent technically belongs to my broker? My broker does bring me business however and I know as a newer agent that's valuable. I'm torn I guess in my next best steps. End of the month I will have closed around 30 transactions. I am in a rural area that's heavily saturated with brokerages but not property management companies. I see an opportunity there but just not sure on best way to capitalize. Appreciate any feedback! New to BP and really enjoying all the wisdom! :)
