@Jeff Peacock yes DFW is nuts. If you plan on holding for a long time I wouldn’t be scared to jump in there. The economy doesn’t really make a lot of sense at the moment though so it’s a crap shoot no matter where you go I think lol. But sure always down to talk real estate. Holler anytime!

@Debbie J. Skora have you gotten quotes on running utilities? Depending on how far you are carrying water and electric that can get pretty pricey. Dropping a mobile home would be easy sure but the long term play there doesn't benefit you. I would maybe think about parceling the land off and building another SFH to rent out. Utility costs would be the same but now you would get appreciation, probably higher rents and the ability to get your money back out after a refinance. I just did something similar to this and it really paid off for me.

@Jeff Peacock I would be weary of there. Lots of crime and not really any good jobs or people moving there. I dated someone that lived there once and it seemed like a pretty rough place. That was a couple of years ago though so it’s possible it’s gotten better?

Hi all,

I am looking to start a new investing portfolio in some beach towns in Florida. Wondering if any locals would be interested in partnering up? I own a real estate brokerage and construction company in TX and have done a number of real estate deals so I have value to bring. Looking for a local investment minded agent that would represent me in purchasing and consulting regarding demographics, trending areas, and the likes. I am a big fan of the BRRRR strategy and looking for value add properties. If anyone has any advice or suggestions I am all ears!

@Candace Pfab thank you for that!! I thought the proximity to the beach was a factor. I was surprised it wasn’t more developed already. I know the Florida coast line has gotten crazy expensive so I thought maybe that was pushing folks west down the coast line. I saw tons of RV parks as well so figured retirees where coming in. Def sounds like a ripe area in its infancy to invest!

@Ulysses Cisneros was there any kind of 3rd party financing addendum to your contract? In Texas this is common and usually buyers have a financing contingency for this reason exactly. Normally we input around 20-25 days in my area. If you had an agent represent you this should of been a standard clause inputted on your behalf unless you specifically instructed no contingencies.

Hey y’all,

Just curious if anyone is familiar with the commercial climate in Foley Alabama? I was driving to gulf shores and noticed a new Bucees at the corner of interstate and beach express. The entire drive from interstate to gulf shores I was just amazed at how many tracts of land are for sale. It’s like the entire town got together and decided to sale at the same time. Is there something going on there? I saw this theme park built with new housing all around in what seemed like middle of nowhere. What economic forces are driving development in this area? Seemed like the townspeople knew of something they were trying to cash in on.

@Robert Carlson I'm in Texas and have a series LLC. It costs $25 to file a dba online which is all I have to do for each new property I purchase. I don't have separate bank accounts for my properties. I just have separate chart of accounts in QuickBooks that correlate with each property/series within my LLC. From my understanding with my lawyer, my LLC operating agreement spells out my intentions for my series as well as my accounting requirements for those series. This is enough to defend my structure should the need arise. Moral of the story, spend a thousand bucks upfront for an attorney to set you up with a comprehensive operating agreement and then you can easily/cheaply manage going forward. Just my two cents!

@Daniella Sanchez I have been an agent for over 4 years now in a small rural town and highly saturated realtor market at that. I’m gay to boot, so my ability to remain successful here surprises me daily lol. I say all that to paint the picture if I can sustain anyone can so def believe in yourself first off. Secondly, I’ll say there is no magic answer but in my opinion the number one thing I can suggest is give. If your slow go volunteer somewhere. Help a friend move or fellow agent with their showings. It amazes me how anytime I put good into the world it always finds its way back to me. Don’t go volunteer with the mindset of networking and what you will get out of it though. Volunteer because you simply just want to give and be of value to someone. I’ve gotten down to dollars in the bank account and it never fails it gets replenished right when it needs to. I’m a firm believer in the law of attraction. Put out into the world what you want and it will find it’s way back to you.
