How would you go about investing in another state?  I saw a property that I think would be a good investment it is a triplex.  3 (2/1) units.  It is a bit old, and only 1 picture of the exterior.  It is already occupied, but would you purchase with tenants in the property?  I heard that these can be bad investments with tenants in as they could be non payers?  What do you think I should do?

Hi all, and thanks for reading this newbie post.  I'm here to learn from all of you as I start down this path of investing so let me give you a little background about me.  I have owned my own home in the past and I did invest in a rental property, with no experience of course and I sold that property.  Now I want to buy and invest wisely this time around, I'm not in my 20's or 30's so I don't have a lot of time to waist in learning stuff that are for the pros if I'm just a newbie right now.  What I need to know is what should newbies learn first.  What should be the primary objective of a newbie investor for the first 6 months.  There are a lot of videos, books, webinars, seminars and materials with a lot of information in them but it can be quite overwhelming for a newbie.  I need a plan what to do and where to start in other words what should be my focus if I want to buy another home but have it as an investment property as well.  Should I think about a duplex or a fourplex as a newbie investor.  Of course I want to do the fourplex first because of the income, but should that be something for a newbie to do without enough experience or education?
