Post: Investing into Turnkey Rentals should you do it?

Now that I have some time on my hands I'm looking into turn key rentals.  I have one company that I'm looking at, Rent to Retirement.  However, with just one company how do you know if you're making a wise decision?  Are there any other companies out there that I can check into?  Has anyone else done this to increase their cash flow?  I already have some feedback on a previous post in reference to Rent to Retirement.

@Paul Kubin you mentioned due 90% of your due diligence in your comment when everything that's stated is out of your control.  Inspection, Appraisal, Undisclosed Material Facts, each one of these items listed have to be paid for so what are you saying, pay for these items without putting a contract in?

Today I was having a discussion with a realtor in reference to checking out a few properties.  He asked if I was pre-approved. Do I have to get a pre-approval letter in order to check out properties?  What if I don't want my credit to be pulled at the moment, especially if I'm only looking.  I do understand that if I'm financing a property the bank will only loan me so much.  Are there any mortgage brokers here that can give me an idea without running my credit?  Or do I need to give him a preapproval letter before I can start looking.

I haven't even had any luck on the 2-4 units here most of them are in Riviera Beach, and since I want to do a house hack I'm not to enthused by living in that area.  There was one property that I saw on Zillow that was a 10 unit for 818K completely rehabbed.  Other than that not much else.  I haven't found any wholesalers to work with as of yet, but that could also be an option for you as well.

I've been reading a lot of horror stories about property managers these days and wanted to get some feedback from other members.  I experienced first hand how a bad property manager would actually hurt your bottom line. When considering investing out of your area what are some of the things you look for in a property manager and how do you check up on them to make sure they are doing what you hired them to do?  What are some of the things that you ask when looking for a good property manager.  What are areas of importance?  Does how many properties they manage matter?

Hey BP Members,

Recently I was discussing my thoughts about real estate investing with a friend of mine and she suggested that I should set up a trust account.  I don't even have a property yet so why would I set up a trust account.  I do have a few thousand saved in a bank account, a very small annuity, and a money market account not that much in it though.  Not a whole lot of money right now, so is it necessary to start a trust?  Just looking to get some feedback.

@Joe Kelly so let me get this straight everyone with a stressful job should just pack up and leave their job.  95% of America would be out of work.  Jobs are stressful too.

Post: How to separate the best from the rest in real estate investing

As a new investor, how do you separate all of these real estate gurus.  I'm talking about the best from all the rest.  I have given myself 4 years to accomplish my goals and really don't have the time to read every guru book or listen to every guru podcast. Nowadays everybody seems to be a guru after a few deals.   How do you know who's book or course is going to get you to that next level.  I've watched podcasts, I've purchased a few books, and now I'm more confused than ever.  Here's my struggle I don't mind taking a course or two or even three.  My problem is this I don't want to pay for a bunch of outdated material that doesn't work in today's market, nor sit and listen to a bunch of rehashed and regurgitated information.  I don't need the fluffery or hype that typically comes with all of these so called experts and gurus.   I have a short time to obtain my goals, and really time is of the essence.

Here is what I need your assistance with, I'm looking for the best in the business in the following areas.

Who is the best wholesaler, flipper in the real estate industry that shows you how to do the business instead of learning about his success?   Who is the best marketing strategist in the real estate industry that shows you how to effectively market step by step? Who is the best networking strategist in the real estate industry someone that guides you through the process of being an effective network marketer?  What real estate investor has been listed in Forbes or Fortune 500 company that now has a real estate course, someone that talks more about the process and how to do something instead of showing you there success?
