Newbie looking for suggestions

Hi all, and thanks for reading this newbie post.  I'm here to learn from all of you as I start down this path of investing so let me give you a little background about me.  I have owned my own home in the past and I did invest in a rental property, with no experience of course and I sold that property.  Now I want to buy and invest wisely this time around, I'm not in my 20's or 30's so I don't have a lot of time to waist in learning stuff that are for the pros if I'm just a newbie right now.  What I need to know is what should newbies learn first.  What should be the primary objective of a newbie investor for the first 6 months.  There are a lot of videos, books, webinars, seminars and materials with a lot of information in them but it can be quite overwhelming for a newbie.  I need a plan what to do and where to start in other words what should be my focus if I want to buy another home but have it as an investment property as well.  Should I think about a duplex or a fourplex as a newbie investor.  Of course I want to do the fourplex first because of the income, but should that be something for a newbie to do without enough experience or education?

Regardless of your age you need to know the numbers surrounding your market, neighborhood, and streets. 

1. Learn to run the NUMBERS for potential deals (ROI).

2. If you're looking for a safe investment look for cash-flow (COC).

3. Find a property that needs some work and add value. 

4. If it's an option house-hack a multi-family, rent the other side, and live below your needs. 

If you can hit any combination of the items listed above it's probably is base hit or homerun especially long term.
