Hi Julie,

I’ve been thinking about starting one as well and I’ve also looked at purchasing existing property management companies. Looking to scale, and eventually sell. I work full-time in real estate development for a large outfit here in seattle. The plan is to continue to do this. My experience is in development and commercial property management - but more in the office / industrial side. I had managed two apartment buildings when I lived in LA. I currently also manage a small rental in Bellevue. I would like to build a new PM company, and scale it up and really create something big and eventually sell it. Just be up front with the tenant and tell him that you are raising his rent by $50/mo, but in return, he will get some much needed updates to his space at no cost to him.  This is reasonable, honest and sets a good precedent for your future tenant/landlord relationship.

Hi BP, Interested in knowing about rooming houses, but only in Seattle, as the codes are different from place to place.  Let me know, as I have my eye on one currently but don't want to jump in, then only later find out that its illegal.

Thanks Tarl, 

Taking a pause in Seattle multifamily investing due to rising interest rate climate and lack of asset price reflection. Bumping up the property management side of the business, however.  Let me know if you  or anyone on the thread would like to discuss further.

Hi Chris, Still looking. Focused on markets like Burien and Des Moines. Opportunities exist, but ROI is still very tight.
