Hi Carlson, typically this time of year is the worst time to rent units, however I’ve had some pretty good success with winter time leasing because I’ve certain methods that I’ve employed in order to get rentals rented fast and then managed efficiently. Hi Jody, Happy to review the agreement with you.  I don't write in exclusives to list / sell properties that I manage, however, it is not unusual.  My philosophy is that the owner / Investor should be able to choose a broker that focuses on sales (in the right time) and a manager that focuses on managing.  Feel free to reach out if you need management help.

Typical management fee should be in the 5% range.

Hi Daniel, Bruce is correct.
I’m not a contractor but I have a pretty good eye for repair costs when it comes to Seattle flips. Happy to take a look at it with you. I’m not a contractor but a property manager / investor. With lots of estimates on my own stuff and other apartment buildings that I’ve managed or estimated repairs during due diligence.

I would start with a zoning map or go to the jurisdiction / city website and make sure the site is zoned for multi family.

Hello BPers!

I am under contract on a small apartment building in West Seattle.  The inspection came back with some dry rot issues along with water intrusion effecting the siding and may need a full residing / recladding of the building.  I am looking for a contractor that can get me a solid bid for this type of work.  Thanks!

I've looked into it.  More trouble than its worth unless you partner with an operator that specializes in it and can provide the expertise, nursing contacts, etc.  Better off buying and renting out the bedrooms.
