Post: Good idea to build house with attached ADU for rental investment?

KC, good Plan. The appraiser will look at the additional bedroom / bathroom counts in the DADU, then add them to the SFR bedroom/bathroom counts already on the lot. Banks/Appraisers usually wont give value to the new addition or value it as a separate house.

That's my experience anyway!

Thanks,

Daniel

Hi Bob,

I don't know of anyone that has used Mynd in the past. I do know they have a healthy marketing spend. I have recently started my own property management company, A6 Urban Properties, LLC. Feel free to reach out to discuss your fourplex. If its in the northern area of Tacoma, I may be able to help as I am in South Seattle.

Thanks!

Not sure about Indy, but I just started a PM business in Seattle, so if any of my BP friends have assets in the Seattle area, I would be happy to help!

Thanks,

Hi Jesse, I know I am a bit late to this thread, but I recently opened up a small PM company.  I have 12 units in West Seattle, 2 units in Bellevue and 2 units in South Seattle.   I am sure you have found someone in the last 10 months of your post, but I figured I would throw my name in the hat and see if you wanted to chat about this.  Feel free to reach out!

Hi Shiv, Just browsing through some of the BP forums and came across yours regarding rental management.  I just opened my management company about a year ago and was considering adding Airbnb management.  Let me know if you still need help with your management need.

Thanks,

Daniel

Hello Sandy Woodruff, Jennifer King, Glen Gaidos and Anthony McCallum,

I am quite a bit late to this BP thread, but I opened a Property Management company about a year ago.  I am happy to discuss how I can add value to your portfolio.  I manage 12 units in West Seattle, 1 unit in Bellevue and 3 units in South Seattle.  Looking to grow my management portfolio with the help of Bigger Pockets, so I am happy to help you!

Thanks!

Weston Desormeaux, I have had the same issues with Buildium and am about to quit based on what should be a simple task like adding an expense and creating a report.  Buildium has been great for other features, like leasing and marketing vacancies, tracking applications, rent rolls, etc.  but awful and extremely complicated for recording profit and loss or income statement reporting.  Do you suggest quicken or quick books?

Hi Nghi,

I do what most property management companies aren’t willing to do. Including rooming houses and  commercial properties. Yes, happy to meet up with you and discuss further. Let me know of a convenient time.

Thanks

Daniel
