Hi Nathan,

Welcome to the RE game.

The main purpose of the meetups groups is to network with other professionals or people who have similiar interests in a specific industry, field or area.

Even if you are starting in this you can always bring value to  the table. 

For example, your eagerness to learn the business and the enthusiasm and dedication you are willing to apply to it, it is always something seasoned investor are looking for to find in people who might work for them.

I will suggest you to introduce yourself humbled as some one who wants to learn the business from bottom up. Try to figure out what are your strongest points that you can bring to the table and go from there.

There are always people around us who would like to share what they have learned  .

Also keep your eyes and ears open because you are going to meet many RE professionals that can become part of your team in the near future.

Hi Shiv,

You can use listability.com or listsource.com to buy a list of records based on the criteria you are targeting at a given time.

Then you can use Gobigprinting.com to create your direct mail campaigns. You can mail postcards, yellow letters, etc.

Hi James,

I would recommend you to do it through a lawyer. 

I did mine through a RE local lawyer I met in one of our REIA meetings and now I have peace of mind that it was done in the right way. It id done quickly also. He did it with me over the phone and it took less than 20 minutes.

In terms of the cost. I paid around $350.00, but this might vary according with the state you are in.

Hi BP community,

I am doing wholesales in New Jersey, and I came across this possible deal in Sparta.

The problem is that I need a contractor that can give me an accurate estimate of repair costs, so I can offer a good deal to my cash buyer.

If there is no  contractors in Sparta, it is fine. A contractor in Union county or other close areas will be greatly appreciated too.

Actually I am trying to build my team at this moment and a good reliable contractor is a great assess for any RE investor.

Hi Andrew,

The RE license it is not necessary if you want to become a RE investor. 

The advantage of having it though is that it helps you when it comes to having access to the MLS to make CMA (comparable market analysis), search tax records, etc.

There is a division between people that say it is important to have and those who dont.

If I can give you my personal opinion, I rather have the license, because, even though you can add an investor friendly RE Agent to your team, that person might not be always available, so by having your license you may access the information you need at anytime.

Something to have in mind though, once you have your license and you go to see properties wearing the hat of RE investor, you have to disclose to the owner that you are both, RE Agent/Investor.

Hi BP  community,

I want to create a website to promote my wholesale business but I am not sure what route to go.

I was told that godaddy.com was a good one, but I checked it out and it seems to be a little pricy to me.

What I believe I need is a domain name that I can use for my business plus at least 1 email address to start.

So, I would really appreciate if somebody could have a word of advice on this matter?

Hi Trey,

You can contact the property owner and make them an offer before the day of the auction.

If you can come to a deal, that will be the end of the foreclosure procedure.

To get a good deal doing this you are much better of when finding owners with high equity in their properties.

You should also familiarized yourself with the foreclosure procedure in Texas. I am in NJ and we have judicial foreclosure (court supervised), but I believe that non judicial also allows for the owner to sell the property before the mortgagee (bank) try to sell it itself.
