There is the Driving For Dollars app. I used it and found the skip tracing to be blank at least 50% of the time on the addresses I was interested in.
Great. Thanks for the heads up.

Hello my BP friends. Does anyone can give me some ideas to make my driving for dollars more efficient. Is there any app or software that I can use to get the information we need about the house while I am driving. Or any other ideas about how to be efficient during your driving for dollars time. Thanks so much.

Quote from @William Harvey:

@Alfredo Burgos I would check out Call Porter. They are a call answering service specifically for real estate investors. Calls go to them and they answer on your behalf and qualify the lead (based on your criteria) and then try to set an appointment if it is a good lead.

We used them for a while before changing our marketing strategy to Google Ads exclusively. Now we simply just don't need them as we get very few calls. When we used them however, they set the appointment for a house we flipped that netted us $111k. Check them out!

Hello @William Harvey. Thanks for the tip. I will definitely check Call Porter. At some point I will need that type of service since I can not answer calls while I am at work. Thanks for the tip and I wish you nothing but success.

Quote from @Eliott Elias:

I would recommend you doing as much of the work as possible when starting up. You don't want to jump in to hiring if you yourself don't know what it takes to find a deal.

Hello @Eliott Elias. Makes completely sense. I will try to do it myself after work or during the weekend. Thanks for the feedback. Good luck and success.

Quote from @Myka Artis:

I invest in Little Rock myself and finishing up a rehab this month. We use prop stream to create lists and then we cold call/text. I don't live in the state so I have boots on the ground to walk the property for me. I don't use Reicallcenter but I've heard good things about it.

Thanks @Myka Artis. I have heard good things about propstream as well. I am in the process of figure it out the list process to start call/texting/mailing. Good luck and success to you.

Hey @Alfredo Burgos

I would be happy to answer any specific questions you have about Invelo. We offer a free subscription, so you can check out the platform at no risk. There are so many features that are available on the free plan specifically designed for new investors to get them started in building their prospect database (lists) and sending their first marketing campaign.

Let me know if you would like to connect, and best of luck!

Thanks so much @Jenna Chau. I am pulling up my list. Thanks for offering your help.

Hello guys,

I am a rookie investor in Little Rock. I only have one rental and one flip done. I have a 8-5 job where I can not answer or make many phone calls. For that reason I was thinking in leverage some of the work. My first question is what is your experience from websites like propstream or Invelo to create my off market deal list.
My second question will be what is your experience with cold call services like Reicallcenter. Or if you know another one that you can refer me to.

Do you guys think is this a good strategy? I have never done direct mails, cold call or driving for dollars. Like I said, my job is pretty busy so I don’t mind to pay for that cost as long as I am getting good profit from the deals.

Hello Benjamin,

I am a local investor in Little Rock. I am about to close my first deal here on a LTR property. I am looking as well someone interested in rehabbing properties either for flip or BRRRR. I want to start local and then expand.

Hello Austin,

Thanks so much for the advise. I am in the process of checking really well first where I live before jumping into long distance investment. I appreciate your time and effort to reply my post. I wish you well.

Thanks for the reply Nandy. I have not yet. I will work on that to get more accurate numbers. The numbers I used are based on a really similar property that I saw with a contractor last week on the same area.
