Hello BP community. I have a question. I have a vacant house (tenants just left in the past month) with a loan on it. I would like to sell the house more creatively. Can I owner-finance the house to someone if I still have a loan on it?

Hello BP community. I am a new investor in Little Rock AR. I’ve doing some D4D in the areas that most of the cash buyers has been purchasing properties within the last 6 months. I have a list of possible leads with the skip trace information. I already send them a postcard. My question is. What script do you guys use when you cold call them and what do you use when you email them?

I just want to hit those motivated sellers from all different possible ways. Thanks so much.

There are a handful of us that aren't too hard to find if you're serious.

Hello Alexander. I am not a wholesaler but I am an investor in Little Rock. I can give you the information from a couple of wholesalers I met at the ARKEIA if you are interested.

Are you still wholesaling in Little Rock area?

Hello Keith,

I have one SFH rental. Rainey realty is the PM company I used. So far so good. This is the zip codes they recommend me: Little Rock zip codes: 72205,72211,72212, & 72227. However my property is on 72209. Is more of a class C neighborhood. Let me know if you have any questions. I live here in Little Rock.

Thanks so much! How has your experience been with the unit so far? Is it hard to find people looking to rent out on those zip codes you recommended? Or is it usually always occupied your rental?

The ones that I mentioned are the ones the PM company recommended because they are easy to rent. However it’s harder to find a deal on those. I picked 72209 because it is easier to find a deal and they rent decent as well. Again it’s not a fancy neighborhood though. My property I did a one year lease last year on April. So far so good.

@Alfredo Burgos - Deal Machine is my go to driving for dollars app. It is super user friendly, easy to work with, and seamlessly tracks your miles real time, which is important so you don't drive the same streets. It also allows you to add other drivers on pretty easily. It is definitely on the more expensive side, but if this is one of your main lead sources, it is well worth it.

I will definitely give it a try. Thanks .

We use a program that was designed for the hunting market and the program costs $30 / year for the US.  It gives you the owner and mailing address which is what will get you going to start with.  There are apps designed for D4$ put the cost is considerably more and as many of the reviews attest to, the skip trace function is not 100%.  Take a look at Huntstand (runs on phones and PC) and give the free trial a try to see if it gets you what you are looking for.

Here are some screen shots of what it will show you

Thanks so much for the explanation. I’ll check it out.

There's an iOS app called The Regrid Property app. It shows property info with just a tap of the screen. Some information has been incorrect in my experience, though

Thanks. Never beat about that one. I will check it out.
