 So, hello and Happy Thanksgiving to the BP Family! I'm currently reading Brandon Turner's book on No and low money down. I'm curious as to how to go about finding these fixed costs in my area.  Do I have to wait for J. Scott's book to arrive to get to know the mystery?

Really appreciate the clarity on when and where to use these rules of thumb. I'm currently reading The Book on Rental Property Investing and honing my lead analysis skills.

I'm just checking in with the community again. We've been struggling since 2020 to do a deal. We already have one, sort of. We've been working on debt, credit ratings, and redoubling our efforts to go from wholesaling to rentals. I'm glad you all are having such tremendous success. As you can read, we're not giving up.

Truly awesome observations of regarding noobs getting out there and just kinda of cowboying their way through the process. I have been a beginning investor myself for two plus years. Starting out I was reminded to be diligent in pursuit of true numbers in my deals. Also, I was admonished to be honest with sellers, buyers, GC's, subs and the like. I have only done a single deal which I'm still waiting for my wholesale fee on a JV deal (it has been months as of this writing). Still, I remain steadfast in my principled and systematic way of being and investor. I chose this journey, it has not been as fulfilling as I'd hoped but 2021 is still my year. Thanks for the insights. They mirror what I've been learning not to do as well as what I should do.

@Bryant Brislin So is everything the same? I have done a deal with a SFR and now I'm looking to gain momentum. I came across a land opportunity but I wasn't certain as to how to do the deal. Comps, wholesale fee, etc. Does BP have anything on it? Thanks in advance.

Looks like this thread is dead. Well be that as it may. During the due diligence process, I'm being guided via reading that I should look over the property card as part of fact finding and such. Now I feel confident that I can verify things like sqft., bed/bath configuration, and I believe I am able to get back tax information this way as well when pulling up the property card. My questions are: What value does the assessed value represent in understanding the property and its potential? Are there any pointers or rules of thumb for what to gain from looking over the property card?

Post: Does it make sense to have both these sources to wholesale?

@John Anthony - Not sure John. I've just begun to look into propstream as I'm weighing options to get into wholesaling. I've been offered a course at $1250 which may contain software geared toward Customer Relationships. I'll let you know more as I discover it.
