@Brianna Gardner run a cost analysis on every possibility here. If you wait to buy an STR in the mountains in two years, how much money in rent will you be spending that is not building equity. Even if the rent you make from the STR covers it, that is money you will never get back. Anyway you can merge both plans and rent out a singular room in your future primary residence?

How would you intend to purchase a property without POF?

@Forrest Hayashi the new owner needs to apply for their own license. You should be able to request to have yours removed from the property but your name is no longer on title.

Hey Thomas, seasonality may be a factor but you may just need to switch it up with new marketing material as the old may have been seen before. Direct marketing can be pretty time/energy consuming, have you considered buying directly from wholesalers?

It all depends on what your goals are and how risk averse you are. Are you confident the rent you are getting will cover the mortgage on the condo? Take a look at the different options lenders will provide and figure out which you are most confident in doing. Good luck in all your investing!
