We've looked into explaining to KC but when you break down the numbers - St Louis has far better cash flow potential due to its lower cost of entry per property. So I wanted to ask the community (primarily agents and wholesalers) - What kind of marketing and/or networking have you used to find institutional investors?

I have a nice buyers list set up of people who want 2-3 properties to rehab a year, but what I really need is connections to MAJOR buyer like hedge funds, owners of 100+ rentals, real estate corporations, etc.

I'd love to hear from people who've connected with buyer like these in their area. Any feedback would be much appreciated!

Great choice on Keller-Williams! I'd say that their books and education are a great start right there. For investment knowledge I suggest "The Millionaire Real Estate Investor" and "HOLD". But before you dig in to those, sign up for your office's next "IGNITE" course. It's free and you will learn a TON!

As for stuff outside the KW sphere. I like "the ABC's of Real Estate Investing" by Ken McElroy, "Find it, Fix it, Flip it." by Michael Corbett, and BiggerPockets own "The Book on Rental Property Investing" by Brandon Turner

Multifamily is in very low supply in the St Charles area right now but slightly better in other parts of the metro area. Most of my clients are looking at the single family strategy since prices are insanely low compared to other cities. - that being said, if you find a multifamily deal... JUMP ON IT!

I would suggest RED management and Matt Kammeier. They do a great job with everything that I've seen. I refer almost all of my investor buyers to Matt and his team.
