I am a beginner wholesaler and I have 2 properties under contract. I have been marketing the deals through the MLS without much interest, which leads me to believe that I am asking too much. How would you price these 2 properties?

1) Property #1

1612 25th St, Everett, WA 98201

https://www.redfin.com/WA/Everett/1612-25th-St-982...

House is 3bd, 1.75bth, 1600 sqft; has 2 stories, 3 bedrooms upstairs, walk in basement from ground floor.

My ARV analysis puts the house from $260-280

Have the house listed at $160K, is that too high?

2) Property #2

8329 44th Ave S, Seattle, WA

https://www.redfin.com/WA/Seattle/8329-44th-Ave-S-...

House is a custom built rambler, 3bd, 2bth, 2700 sqft; has a 21K sqft lot and I figure it can support a multiunit, which I've seen in the area or can be short-platted into 2 lots.

The house is listed for $480

Thank you for the feedback and the recommendations.

Also, does the purpose for funds affect the probability of getting a loan?

Thanks,

Alex

Hi Nghi,

Thank you for the response; definitely interested, please send me your contacts and I will mention that you referred me.

2 week turnaround time would work with my schedule; trying to arrange financing for property purchases.

Thank you,

Alex

Does anyone have recommendations for banks offering a home line of equity that have good terms and fast turnaround time? If you do, do you have a point of contact at the bank?

Thank you for the recommendations,

Alex

I am a relatively new wholesaler and I have 2 properties under contract. My broker is listing the properties through the MLS; however, we are not getting much interest. I want to understand if we are pricing the properties correctly and how much would you price them for?

I've been to a few John L Scott meetings and the people running the meeting seemed straight forward and interested in teaching the basics to beginner investors.

Nicely done Ryland! Pretty impressive numbers.

I do mail marketing in the area and find it very tough to find deals. Seems like there is a large number of investors doing mail marketing in Seattle area these days.

One seller I called recently received mail pieces from 9 different investors. Hard to bargain for a deal when the buy side is so crowded.
