I am currently the analyst/underwriter in my wholesaling company, but I would like to hire a full-time team member who would do all of the analysis and the underwriting. What should I think about when hiring an underwriter? How would you structure their compensation? What are the best places to look for an underwriter?

Hello Investors,

I am looking to expand my marketing and flipping outside of my uber competitive market (Seattle). So, how do you select a market to work in? What kind of factors do you look at and which data sources do you use to get the data? I have considered using population size, unemployment, and average house price as my selection criteria and using citydata.com and trulia.com for data.

Thank you for the recommendation Mindy.

The issue is that all Hard Money investors want approx. 20% of the purchase price to come from the investor. I am looking for a source of funds to cover the 20% remainder.

Has anyone used a 1 pager format to introduce investors to RE investing (SFR rehab projects) and raise capital? I am looking for a good example that I can adopt for my purposes. Even though I am using hard money lenders, I am running out of cash for DP and need to raise capital.

I have been on BP for approximately 6 months and it's time to complete this section. 

Like so many here, I got into RE investing after reading Rich Dad Poor Dad.

I live and invest in the greater Seattle area.

I practice two strategies Wholetaling and Long Term Buy and Hold.

I am always on the lookout for opportunities and knowledge.

Thanks for the response. So, were you able to find a different path to get more properties? Also, how common is it for 4plex owners to seller finance the 25% DP necessary for a conventional loan?
