Help pricing 2 properties in Seattle

I am a beginner wholesaler and I have 2 properties under contract. I have been marketing the deals through the MLS without much interest, which leads me to believe that I am asking too much. How would you price these 2 properties?

1) Property #1

1612 25th St, Everett, WA 98201

House is 3bd, 1.75bth, 1600 sqft; has 2 stories, 3 bedrooms upstairs, walk in basement from ground floor.

My ARV analysis puts the house from $260-280

Have the house listed at $160K, is that too high?

2) Property #2

8329 44th Ave S, Seattle, WA

House is a custom built rambler, 3bd, 2bth, 2700 sqft; has a 21K sqft lot and I figure it can support a multiunit, which I've seen in the area or can be short-platted into 2 lots.

The house is listed for $480
