I think the criteria you are using are definitely a great indicator of a good market!

It is one of the main reasons why a lot of people choose Memphis! 

Memphis has a history of being stable and that is mainly due to the supply of jobs in the city. Most of the tenants we see in the city have stable jobs that pay well with all of the distribution centers here in town. 

We also are very landlord friendly. If it ever comes down to you having an eviction the whole process can happen in about 30 days.

Welcome to Bigger Pockets! I think the first step in figuring out where you would like to invest, is figuring out the type of investment strategy you are going to follow and how quickly you are looking to grow your portfolio. 

If you are looking to grow a little quicker and are looking for more cash flow I think it would benefit you to look elsewhere. 

In places such as Memphis, you can get into the market at a lower entry-level, and will be able to produce more cash flow quicker.

It truly depends on what kind of investments you are looking for! If you are looking for more long-term hold plays I would stay in places that are B and above and if you are looking for more cash flow we typically see more cash flow on day one in C neighborhoods over any other ones. I think A neighborhoods are a really great play in Memphis Right now because there are great schools in those areas and such a low supply. In the future, even more, homeowners will want to buy properties in those areas.

The Memphis market has seen great appreciation over the last couple of years, but it is still a place that can provide great value for your money. You would be able to buy 3 houses here in town for the price of one property out in California. Even with the rising interest rates, we are still seeing good cash flow with long-term conventional loans, and now there are even more loan options to help increase your cash flow as well!
