Memphis is consistently talked about in these forums and across all sources nationwide as being one of the best Markets to invest in Rental Properties. 

With consistently good cash flow and decent appreciation across most of the market, many investors find a great deal of success when investing here in the City. \

If you are still looking at the Memphis Market I would be more than happy to help answer any questions. I was born and raised here and have loved every minute of it!

If you are looking to avoid risk overall in the city I believe it is best to look at B+ to A+ properties. 

These properties consistently have fewer problems. Tenants in these neighborhoods consistently pay their rent on time more and do less damage to properties overall.

The Memphis market is full of opportunities! There is steady cash flow as well as decent appreciation across most of the submarkets in the suburbs here.

Memphis is a great market to invest in! We are still seeing great cash flow and steady appreciation!

There are many exciting things happening in and around Memphis currently. 

Ford is moving just outside of Memphis and investing $5.8 Billion into a new electric car factory. St. Judes Children research hospital is investing over one billion to expand, and also our number one employer in the City FedEx has also invested more money in its downtown global headquarters. 

Memphis has seen the percentage of renters go up recently as well too after covid, especially in the suburbs. Many people in Memphis no longer wanted to live in apartments and decided to rent houses out in the suburbs.

Welcome to Bigger Pockets, and congrats on beginning your journey towards your first rental property. I was born and raised here in the Memphis area and have loved it my whole life!

There are still a ton of properties here in town that are under that $100k price point. When it comes down to areas I would be more than happy to answer any questions about any neighborhoods that you have. 

To my knowledge, there are no tax hikes here in TN for investors and we also do not have a state income tax.

It is definitely an exciting time getting into real estate! The first thing to look into when you start getting into REI is the goals you are trying to achieve. Are you looking to retire soon and want additional income to support your retirement, or are you looking for an investment that you can hold on to for a long time that will not produce as much cash flow on day 1 but will have a better chance of appreciation in the future? Finding out what your goals are and figuring out what you are trying to accomplish in real estate is definitely the first step to investing.

Hey Thomas I think it truly depends on the type of investment you are looking to acquire... 

If you are looking for more long-term holds I would definitely ask questions about what neighborhoods are best for long-term investing, what are their opinions on the future of the market, and also what appreciation has looked like recently as well as in the past. If you are going to look for shorter-length investments I think the questions are fairly similar but with maybe more focus on the cashflow aspect of the investment. 

When it comes down to specific market questions I think it is good to know:

- % of renters

-Average home price

-Average CoC return

-Average appreciation

-Average Rent to Value ratios

-Top employers

-Population Size

-Average Income

-Property Taxes

-Income Taxes

-Average Monthly Cost incurred by Owner


These are just a start, but I think it is a great place to start with any market. If you would like to learn more about the Memphis Market specifically I would be more than happy to help answer any questions.

There are a number of markets across the country that are great to look at to get more out of your money. Memphis, Tn is a great market to look into. We have seen great cash flow over time as well as pretty stable appreciation. We are still able to hit a pretty solid Rent to Value ratio and CoC returns even using the Turnkey model. The average property value here in Memphis is around $150,000 so you would be able to build your portfolio much quicker due to the affordability in Memphis.
