Hi there, 

I'm purchasing a property in OH that I will not be managing myself. 

I received an insurance quote that I was hoping to get some feedback on (first time shopping for rental property insurance).

I figure there are unnecessary items on here increasing the price, but I could be wrong. Any feedback/advice is welcome and appreciated.

Awesome, thanks a lot I will check the site out. I agree, the ratings should be factored in, even if we don't agree with them. It's good to know that the ratings changed based on the school boundaries, meaning the site is monitoring the boundaries and up to date.

Forgive me if this has been stated somewhere in the 11 previous pages.

I like using the 50% rule for a quick screen of properties, but I keep an eye on the property taxes too. One property may look like it's better at first using this screen, but when you find it has a much higher property tax (sometimes double), you need to end up running the numbers more specifically anyway to really see which is a better deal.

Has anyone noticed that two seemingly equal properties with the 50% rule, where one has a much higher property tax, should actually be about the same in the long run? Maybe this difference is too small to matter much? I would think not, but if anyone has something else in mind I'm willing to hear it.

 Thanks for responding. Seems like a good technique, I'll try it out. I was mostly trying to see if there was some great tool out there that I didn't know about, so it looks like there isn't. Either way, it's good to know.

Maybe this is more of a word of mouth thing, or taking a trip there to see the neighborhoods/schools.

My guess: 

The first reply is more of just luck -- who is on at the time and feels like answering. If you drift a few pages down without any reply, it'll probably be lost unless someone randomly searches for the topic. Once you get some replies, it can turn into a "trending" topic and get a bunch of replies. Just a guess.

Hey, I'm wondering if anyone can help me out. 

I am looking to buy a turnkey rental out of state, and want to check out the school districts that some of these properties are in to filter some out. At first glance, I found schooldigger as a source that seems alright, since they at least use multiple statistics to come to a rating. 

Do any of you have a good site or source that you trust for "vetting" the schools/school districts? Anything would be appreciated.
