We are looking at several properties in Columbus Ohio area. But, since we aren't from Ohio, this area is less familiar to us. Getting accurate info from realtors has been a joke. Can those of you who live there specifically delineate which areas are the "knife and gun club" areas to stay out of? We don't mind "C" and "D" neighborhoods, as long as its not the worst of the worst. We have been unable to get this question answered by any of our contacts. Thanks in advance for responding either here or directly to our inbox.

Hi Gregg Yamauchi. Welcome. This has been a great place to learn and interact.

We also have invested out of Cali...the first thing I learned from other investors was to have all my ducks in a row and a great team in place BEFORE I made my first out of state purchase - and that was an invaluable lesson. Funny, I ended up buying property in Ohio from another investor who lives out of state and was having trouble managing the properties long distance. So, from day 1 I realized that having the appropriate people in place, people I had already built a business relationship with and that I trust to handle my business, it is a workable situation. But, with that said, I am very interested to see how much eaiser it will be once I get some MFRs under my belt here in my home state. :)

Interesting subject, and thanks for posting the info, Suzette. We are shopping Ohio, and have considered wholesaling off properties we come across that we don't want to add to our current portfolio, so I'll be following this thread.

I have to give such a notice out soon to one of my tenants in Ohio. I have researched to find an answer without success. Do any of my fellow Ohio investors know if this needs to be done certified or just hand-served, or even just mailed?

Since I live out of state, I need to determine whether or not I'm hiring to have it done or not. The laws I have found so far are not specific about this process, as they are on the actual eviction.

Hi Brian. We also live in CA but are investing in Ohio. Recently we ran across some available properties in Cleveland, too...but I will agree, the property taxes are crazy high there. We've done some investigation into the Cinci area and the taxes are better there, at least on the properties we've looked at.

Congrats. I just purchased my first tax lien as well. It will be interesting to see how long it takes the owner to redeem. :).
