To pick up on how to invest in real estate, you might want to watch some YouTube channels like Meet Kevin, Graham Stephan, BiggerPockets, Matt McKeever, Coach Carson, Morris Invest, Investment Joy, and Joe McCall. These channels cover deal analysis, multi-family properties, house hacking, and section 8 renting. They provide educational content and practical advice to prepare for your investment in a 4-plex. Happy learning and investing!

Good luck!

Great! Out of all the YouTubers and videos I have watched I’ve never heard of any of them besides the BP page and Graham Stephan.

Thank you for your input! Going to look into the people you mentioned while I am at work tomorrow, can’t wait till next year comes, can only be so prepared for it though haha

Hey Alex, I met Dustin Heiner this year from Master Passive Income and he was great to talk to! He hosts a conference every year for real estate investors and has a youtube channel and I think has even written some books. Check him out

Thank you! I will definitely look into him while I am at work tomorrow.

Hey BP community, I’ve been continually listening to videos online about investing while I am at work. I am planning and preparing so I can purchase a 4-plex in a little over a year, just want to know if any of you have some YouTuber recommendations outside of BP.

I am looking to learn more specifically about deal analysis, multi-family properties, house hacking, and section 8 renting.

if you have any recommendations on who you like to watch or listen to please let me know!

Great post! Its inspiring and even a learning opportunity for people who are just stepping their foot in the door, such as myself! Goodluck on your journey and can’t wait to see whats next!

Hello everybody! I created my bigger pockets account approximately 3 years ago, I am looking to invest in Cleveland, Ohio area. I have a great property that is owned by a family member. I would like to BRRRR this property and use the cash out from that to move forward in my journey. I am doing my DD and reading some books and watching TONS of videos but that will not be enough, I am looking to connect with agents, lenders, and investors in the area to further my knowledge and possibly help me along the way.

I am hoping to start the purchase/rehab on this property in the near months as I am saving money up for a down payment and fees. I would like to use a hard money lender starting out, do any of you in the Cleveland area have any experience with some reputable HML's?

Looking forward to connecting with all of you,

Alex Hafner

So if you were going to be doing a r2r on an apartment, lets say only one room your doing, what type of contract would you do?

Yes, if you are buying a home then you can rent it out. However, it depends on the type of mortgage you have. Some mortgages like VA require you to occupy the home. In this case, renting only works if you buy a duplex, triplex, or fourplex and occupy one of the units.

Your second question is referring to a Master Lease. You lease the building and pay rent to the owner. Then you sub-lease all the units to tenants at a higher rate and make a profit. It's a good way to get started but only if you know what you're doing. One bad tenant can eat up years of profit.

Instead of a master lease for my second question, can i just do one room at a time?
