Ways to generally start?

I just wanted to make sure i fully understand. So lets say i wanna rent out a house, i buy the house and pay mortgage and can rent it out right?

My other question is, lets say i find an apartment or some kind of complex? I would talk to the landlord and make the deal to do rent to rent and offer guaranteed rent and they dont have to worry about working with a tenant, make a good price for us both and i could rent it out and put it out myself if they accept the deal?
