This is a common problem. You might also think about taxes. And what you have been taxed on. Look into your county office  and they should have a drawing for your house. I would use the county office estimation. (but that is just me).  You might look into city code also. Sometimes patio is not considered to be a living area.  This could be different from city to city.

I recommend to get about 10 different lease contracts from oklahoma and combine them into one. This way you know exactly what is in your contract and understand all of the terms. Also, look at the BP forms there is 5-6 good lease contracts there.

I would get a house first. Then identify things that is need to be done. House inspection report will provide you with MOST of the problems.  Then i would start calling a friends/ family / coworkers/ anyone you know with specific problems.  Ask contractors for referrals a lot of them know each other and can recommend someone for specific job.  The hardest part is to know how much things approximately cost to fix before they give you a quote.  I have a couple of guys who have done a great job for me but w/o knowing exactly what you need it is really hard to recommend someone.

You have to promote yourself.  I would do all of the above. I would go and definitely visit every property management company and offer your services. This would be a good start.   Good Luck

Think of this as a business. none of this is personal. If person is bad and racist and trying to rip you off. Then this is just bad business skills on his part. Giving him 5 dollars for droving there and hiring someone else can probably save you a lot more money on the future.
