you have to sell your wife on the idea ( read sell or be sold by grant cordone)  as long as you provide risk plan proof to your wife she should be cool with it. Also consider moving to less expansive area or state ( start over). With having kids it is a little harder to invest and take risks however you guys are young and you have plenty of time

Talk to Bank and ask if you can talk to the appraisal person and yes you can challenge the appraisal

this group geared toward goal progress and accountability. here is basic group meeting structure

  1.  first 10 minutes what been good and what been bad last week ( each person)
  2. next 10 minutes:  Big goal you are working towards? What did you committed  to do last week. did you accomplished your goals from last week? ( each Person)
  3. ( mastermind session) 30 min. 1 person in a hot seat.  Problems / goals / etc..
  4. 10 min. what are you going to accomplish next week and how are you going to do this? Each person

the goal is to be accountable for each other for the goals you are trying to accomplish

I have been investing in real estate for about 3-4 years. At this point i manage 7 rental properties and own 5 in Oklahoma city. I am very goal oriented person so i really enjoyed the BP podcast 307.  This is first time i heard about accountability groups. I am really like concept and i think this can help me with my goals. I wonder if anyone in Oklahoma City, Yukon, Mustang would like to start something like that ( 4-5 people)? I would also like to join group if someone know about accountability groups in OKC.

Foreclosures are very complicated and banks love to drag process for up to 6 month.  You need a good realtor who specialize in foreclosures to make it work. I have tried doing few times and decided it not worth it.
