@Guido Bertoli Once your rehab is completed, you've manually forced some appreciation value into your property. Simply put, you can contact a lender who can perform a cash out refinance to pull some of that equity out if you plan on investing in more properties and scaling up !

@Account Closed stated, the possibilities of these actually happening are usually limited by local laws and variances. 

ADU's are increasing in popularity as well, with companies like Boxouse that are building sustainable, energy efficient, tiny homes from shipping containers that are purchased for <$2000. 

The Bay Area is already congested, no doubt about that. And we are also in a housing crisis. The media says that people are beginning to move out of the area to pursue cheaper housing, but I haven't seen much impact of this if it is true.

@Joe Xie Just spoke with the Rent Board. It sounds like the current owner is doing some shady stuff if he's not up to date with these payments that he's legally required to pay. If that's the case, then he should disclose that to anyone who is thinking about buying it (which it sounds like he did disclose this information to you). If he doesn't take care of these payments, you would be required to pay them up to date. If you're seriously considering this property, the you could negotiate that the overdue amount owed in late fee be taken off the agreed upon purchase price, that way you can use that portion of the funds to cover all the previous year that he/she hasn't been paying. Let me know how things go !

@Joe Xie I'm not 100% positive on this situation, but I did just give the Oakland Rent Board a call and am waiting to hear back from them. I'll keep you posted once I do hear back, and if you'd like to give them a call their phone number can be found here

@Atish Shah There currently aren't any 4-plex (on the MLS) that meet that 1% rent to purchase price criteria unfortunately - at least not at the price the sellers are asking for!

@Michael Friedman Welcome to BP ! Similar-ish story: I went to college in North Philadelphia, and then moved to California, and am also blown away at the progress of certain areas in Philly! Reach out to @Jon Sanborn ... He just invested in a great property in Brewerytown, and is a great resource for boots on the ground there. We have some plans in place to begin investing in both Brewerytown and Strawberry Mansion, and also are experiments with buying at the Sheriff Sale. 

Looking forward to hearing your thoughts on that market, as well as your investing strategy. Our plan is to BRRRR a few multis in those areas ! I will shoot you a DM

@Jeremy Long It wouldn't hurt! I would put that in the same category as broad marketing in an attempt to keep your brand top of mind, which is a strategy that many Agents have used and killed it !

Other similar examples I would group that with: highway billboard, park bench ad, food separator when buying food at the grocery store and you place your food on the conveyor belt for the cashier, etc. 

Allocate a certain percentage of your marketing budget for that, and give it a try, and then measure, and then pivot accordingly. That's the only true way to know if it's worth it.

@Robert Keys Welcome to BP ! There is a ton to learn here. I would start by doing a bit of reading up on wholesaling, which you can do at the following links:

Wholesaling regulations can be very specific to your county laws. Try connecting with people who are in your neighborhood doing exactly what YOU want to do ! And see if you can add some value to them in exchange for them teaching you a thing or 2

@Anthony W. You can research a ton of Sheriff Sales Here ... I'm about half way through reading all the forums posts about auction bidding/buying/researching etc. 

There are a TON of real life examples of people's experiences (both good and bad) at the auctions. Yes, some of these posts are a few years old, but many of the strategies still hold true !

Specifically, for your questions I would say try to speak with some Title Companies in your neighborhood, and see if you can sit down with someone and chat for a bit about the process in YOUR county! Good luck and let me know if you have any other questions!
