Hey DJ, yes they have the opportunity for big returns. The market is very competitive and if they're on the market, they don't stay there long. As a baseline, we budget 135 a Sq Ft for renovation. Obviously if the home isn't an entire gut, that cost can fluctuate. When we go to P&S, we start having architectural plans drawn up. They generally take 30-45 days to get and then an additional 21+ days for review by the city. Architectural plans for a 3 family full gut renovation with condo docs have ran us 12k. Hope this helps!

Basic details looks like

Purchase is 175k

Reno is 41k

ARV is 300k

Profit is 50k with a hold time of 6 months if you fund the project yourself.

@Michael S. welcome to the industry! @Neil Gulden is right, the market is super competitive so direct mail and bandit signs have historically worked. However we have an MLS acquisition team and have found 5 very lucrative projects in the last 3 months. To get traditional deals like that, you have to be very quick on the trigger though. We were writing 30 offers a week within 12 hours of a new house being listed. For the city, forcing appreciation i.e. condo conversions is a great way to make money. That's pretty much the route you have to go in the city. I'd be more than willing to sit down with you some time next week. Always love meeting investors. Neil and I had coffee actually last week!

Hey @Neal Murphy! Welcome to the industry! $2k-$4K isn't high enough in my opinion. We spent $50k on a wholesale fee and we're spending another $35k for a new project next week. But we don't mind; if the deal makes sense, buyers will pay whatever fee they need to. Anyone who thinks you're making too much isn't a real investor and probably someone you don't want to work with. We started wholesaling, out first deal we made $1700. It was cool because it proved we could do it, but the investor made $100k on that deal. On our next deal, we made $18k. That's more like it!
