Hey wanted to connect with anyone in the Chicago land area who may be interested in buying a house that needs full gut rrehab on a rather larger lot. This is located in Midway area of Chicago. Looking for feedback and to see if fits anyone's criteria!

Here is one a couple pitches I give. I made a video as well to build trust and use a different pitch in person.

Quality Tenant Proposal

As you may be aware you are in a desirable location. Not only does attract better people, it creates for a better environment.

Here's what we do and how we can help preserve your apartment(s).

As a property owner myself. I know the importance of screening tenants! It's in your best interest to keep it clean and avoid evictions right!?

I am offering to maintain the apartment. How? We furnish, professional clean and insurance it. Yes who's going to guarantee your rent take care of your place and keep it in showcase condition? Who, How?

We still sign a year lease like a regular tenant, however we host to short-term guest. And don't worry we do pre-screen everyone. Typically families coming to visit students, hospital and or to temp work in Chicago.

Given the quality of tenants.

They typically want to see the place up-to-date and neat!. Therefore, I would like to see if we can come to an agreement.

Keep in mind the apartment is still yours. It will stay in for sale condition neat and clean!.

You will also attract better people!

I will furnish it and pay for that! Next any minor maintenance up $250 is taken care of by us.

Rent will be received as usual like any other lease.

@Gabrielle E. Good going! Glad you took action!! I'd go for it. Think of it this way. Get your feet wet even if you don't make the most out of your listing right away. Your not putting down 20 % so risk is minimal. Whats your cash on cash return if you make a 100$ a month. Sure its more time intensive, however less capital up front.

I would say so it provides some unique tools to get up and going.As long as you put the information to use. Then yes! 

 I have gotten about 10 yeses so far. 7 didn't work for whatever reason zoning, incorrect layout. 

Turned down 2 other ones do to overprice.

Signed one lease last month, but had to break it, found out it was a commercial space. 

Should be signing another lease soon, hoping another 2!

I would start by contacting the village and or Hall and see how they regulate and if they do regulate short-term rentals. Near o'hare you have Bensenville, Schiller Park and other small  areas that may have different rules. Bensenville is pretty lenient, and about 5-10 minutes away from O'Hare.

 Also you shouldn't have an issue near O'Hare, because there's always traffic there. I spoke to a host who says they get a lot of last minute bookings. 

Sometimes host they block their own listings for whatever reason.

Also I would recommend reaching out to some of the host in those areas and just asking them directly how it is as far as occupancy. I've done that a few times in different areas. Hope that helps!

Yes taxes are lower compared to other parts of Chicago. However I agree better for flips.

I have one property as a rental, and have two properties in Burbank coming up for wholesale. Looking for an apartment as short term rental as well.

Hey bp peeps, does anyone actively invests(rentals, flips, wholesale) in the Midway part of Chicago?Or interested in doing so in this area?

(Burbank, Oak lawn, Garfield Ridge, Clearing, Archer Heights, Bedfordpark) and surrounding.

Hello, I'll shed some of my experience the past 3-4 months. So far I have talked to 80-90 landlords. That is cold calling going on appointments and just testing it out through Craigslist.

You never know until you actually go and test it. Some landlords just want the rent and have dealt with eviction so their ears perk up. I've had one lady who had two vacant places. Had one guy who already does short-term rentals except he does 30 days Plus. Also a landlord that's just getting started and wants to rent it out might be a good fit. I figured I would have cold called a hundred landlords before tapping into my relationships and connections I do already have with investors.

So far my close ratios has been 12 to 1. Which means for every 12 I got a yes. And keep in mind that's with my sales game being iffy. My upper hand, I bought a course on this. So I come professional with a landlord letter and business card. Which helps! PM me if you want it.

The past month I've had about three to four listings. And could have had more but I'm turning some down just because I'm going to end up running out of funds if I try to do it myself. So I am searching for others to possibly partner and keep it going.

I just signed a lease on a commercial space / apartment. That I will sublet one room and or use the other strictly for pilots and flight attendants since its near airport. Why bc airbnb may not work in this commercial space and 40min drive for me so it may be more hands-off to rent to these folks.

I should be signing another two leases within the next two months which would be for Airbnb.
